Technical Services Manager

Summary of Position

We are looking for a Technical Services Manager (TSM) for our One Station Hill asset. This is a highly technical building with a number of ESG and air quality accreditations, including WELL Platinum, BREEAM Excellent, and AirRated.

The TSM will focus on:

  • Creating the most comfortable environment for our customers

  • Delivering an operationally efficient building

Primary responsibilities include overseeing the proactive maintenance of all MEP equipment (via third-party supplier partners) through inspections, repairs, and a detailed planned preventative maintenance programme. The role also covers lift maintenance, data services, speed gates, and the BMS, while ensuring all statutory obligations are met.

As this role begins while the building is still within the initial base build warranty and defect period, the TSM will also be responsible for:

  • Onboarding the development

  • M&E commissioning

  • Snagging where required

  • Warranty registration

  • Oversight of defects


Key Responsibilities

Operational

  • Proactively manage maintenance contracts

  • Ensure site teams have the right skills to execute planned and reactive works efficiently

Compliance

  • Lead on statutory and legal compliance

  • Ensure One Station Hill meets all compliance targets

  • Implement and manage a filing system for compliance documentation

Innovation

  • Evaluate new technologies and ways of working

  • Develop strategic operational plans

  • Act as Native’s subject matter expert for technical services

Financial Management

  • Create and manage budgets across all assets

  • Analyse performance against budget

  • Ensure invoices align with contract terms and represent value for money

Team Management & Development

  • Lead, motivate, and develop on-site engineers and supplier partners

  • Build and champion a “best in class” team culture


Principal Duties & Responsibilities

  • Lead on maintenance activities, ensuring tenant requests and PPMs are performed to company standards

  • Oversee hiring, training, and development of the engineering team (via supplier partners)

  • Develop building maintenance standards in line with its accreditations

  • Assist in procurement of utilities and manage occupier recharging

  • Lead the Net Zero in Operation strategy, reducing landlord MEP consumption

  • Manage MEP, vertical transportation, IT, and network consultants

  • Become the lead for the BMS application, ensuring efficient operation

  • Maintain and update the asset register and SOPs

  • Monitor supplier contract performance, SLAs, and KPIs

  • Conduct routine inspections of the building and contractor works

  • Maintain critical spare stock and establish a risk register with mitigation measures

  • Support the Director of Station Hill in developing the service charge budget

  • Complete monthly preventative maintenance checks as per company policies

  • Ensure compliance with H&S regulations and company standards

  • Promote safety culture and act swiftly on incidents or risks

  • Conduct periodic safety and risk inspections

  • Recommend improvements to enhance efficiency and productivity

  • Complete all documentation accurately and on time

  • Act on contractor recommendations to maintain compliance


About You

You’ll likely have:

  • Demonstrable experience in property management, hard FM, or engineering services (commercial offices focus preferred)

  • Experience onboarding properties at practical completion and managing the defects/aftercare process

  • Comprehensive knowledge of building maintenance and compliance

  • Strong understanding of statutory and legal requirements (ideally with L8, IOSH, and/or working toward NEBOSH)

  • IT skills, including Microsoft Office, BMS, and CRM systems

  • Excellent communication skills and ability to build rapport with customers and colleagues

  • A collaborative, team-player attitude

  • Flexibility to work varied schedules
