About the Role

As Maintenance Operative, you’ll ensure a first-class experience for our residents at our 373-unit Build to Rent (BTR) scheme in Leith by carrying out planned, preventative, and reactive maintenance activities. You’ll maintain high standards of appearance, safety, and functionality across apartments and communal areas, while ensuring Health & Safety compliance.

Key Responsibilities:

 

Property Maintenance

  • Complete daily reactive and planned preventative maintenance within SLAs.
  • Perform general repairs (decorating, plumbing, carpentry) across apartments, amenity spaces, and car park.
  • Prepare vacant apartments for new residents through inspections, repair, decoration, and scheduling.
  • Conduct regular building patrols to identify and resolve maintenance or H&S issues.
  • Support the defect management programme during the scheme's warranty period.
  • Carry out fire door inspections, document findings, and arrange necessary repairs.
  • Accurately complete all documentation and log all service requests.

 

Resident Experience

  • Work closely with the Resident Services Team to respond promptly to maintenance requests.
  • Represent the company professionally and wear the company uniform at all times.
  • Support third-party contractor management and ensure health & safety procedures are followed.
  • Assist with resident events and community engagement.

 

Health & Safety

  • Undertake flat and building inspections, log findings, and action necessary follow-ups.
  • Maintain and update all Health & Safety documentation and compliance systems.

 

Team Culture

  • Work collaboratively with the wider team to deliver excellent resident service.
  • Support the onboarding and mentoring of new team members.
  • Take initiative, share ideas, and contribute to continuous improvement.

 

Qualifications, Experience & Requirements

Essential:

  • Strong understanding of general building maintenance.
  • Customer-focused with confident communication skills (written and verbal).
  • Basic knowledge of Microsoft Office and Building Management Systems.
  • Enthusiastic and results-driven with a high standard of work.
  • Able to use initiative and take responsibility for solving problems.
  • Flexible, reliable, and team-oriented.
  • Must live within 30 minutes’ travel of the scheme.
  • Ability to work weekends when required.

 

Desirable:

  • Creative and innovative approach to property maintenance.
  • Previous experience in BTR or residential property sectors.
